United Fire and Water (UFW) responded to a water damage job in Lake Charles, Louisiana, where water was coming from the ceiling, affecting multiple rooms, including an office space. Upon inspection, it was determined that mold had begun to grow in one of the offices, preventing the team from placing any drying equipment in that area. UFW set up containment and covered the door to prevent mold spores from spreading to other parts of the building. Since mold remediation was required before any air blowers could be used, the team planned to carefully remove the mold before proceeding with the drying process. Demo work had not yet started, as addressing the mold issue was the top priority.

In addition to the mold, the team found that the air conditioning system was running in cooling mode, which contributed to elevated humidity levels. The dehumidifier was running at peak capacity, registering moisture levels between 90% and 100%. UFW also identified significant moisture damage to the baseboards along the south and eastern-facing exterior walls. To properly address the moisture, the baseboards needed to be detached, and the drywall would need to be removed to gain access to the sill plates for cleaning and drying. Moisture content readings were alarmingly high in some areas, reaching 100% in certain spots, indicating that immediate action was required to prevent further damage.

UFW also observed elevated moisture content in the south-facing walls and near the back entrance. To facilitate effective drying, baseboard removal and a short flood cut along the south-facing walls and back entrance were necessary. These steps would allow better airflow and enable the team to dry out the affected areas. With these actions planned, UFW is dedicated to ensuring that the water damage is fully addressed, the mold is remediated, and all materials are thoroughly dried to restore the property to its pre-damage condition.
