Loss is a Cat3 class3 water loss from leak at toilet flange that leaked onto subfloor causing damage to bathroom tile and wooden subfloor that drained down causing damage to ceiling drywall downstairs in main hallway. Also caused carpet/pad/tack strips to become saturated in bathroom closet and in both vanity areas in residential home in Baton Rouge, LA.
Solutions provided:
Spare bathroom: staged air scrubber 1)Removed carpet, padding, and tack strips from 2vanities and bathroom closet; 54 sqft each carpet and padding, 68 LF of tack strips 2) removed 9'8"LF of baseboards and quarter round 3)removed 4" tile flooring totaling 32sqft of tile, 3/4 of leveling cement with wire mesh netting 4)cut out 2sqft of plywood subfloor around toilet flange that is 2 layers of 3/4 plywood to make 1 1/2" subfloor. 5)hepa vacuum 86sqft of floor and wiped with anti microbial disinfectant. 6)set up dehumidifier.
